<p>Prices are up nicely year over year! Inventory is crazy low &#8211; just 35 homes for sale in April compared to 57 in March and 84 in April 2011. Days on market is far lower too. All around, it is a deepening seller&#8217;s market.</p>
<p>Even stronger is the Cambrian condo market, which is skyrocketing!!!  Please see the <a href="http://popehandy.rereport.com/market_reports?formSubmit=1&amp;searchtype=search&amp;emailtype=search&amp;period=1&amp;report_description=Santa+Clara+County%2C+San+Jose%2C+14+-+Cambrian&amp;area=15&amp;proptype=2&amp;cities=2553&amp;yearmonth=&amp;locations=14&amp;get_report.x=52&amp;get_report.y=17" target="_blank">Cambrian Condominium &amp; Townhouse Real Estate Report</a> for all of the numbers, but I&#8217;ll include a quick summary below.</p>

<p>Here again, notice the ratio of active to pending homes, the sale vs list price (over 100%), and most of all, the tremendous rise in both the average and median sales price.  Few homes closed escrow in February, so it is possible that these numbers are a little exaggerated.  We will know more in a month &#8211; if it&#8217;s a trend or if this is a fluke.</p>
<p>Now let&#8217;s work with Altos Research&#8217;s graphs and get a feel for the Cambrian realty market in &#8220;real time&#8221;.  These use list prices, whereas my REReport uses sold data.</p>
<p>First, the statistics by quartile for houses in San Jose 95118:<br />

<p>Median list price of homes for sale in 95124 and 95118 (all quartiles combined):</p>

<p>Very interesting that the 95124 pricing appears to be swinging upward while the 95118 pricing continues to go down.  I believe that this is mainly because the schools in 95124 have been trending upward strongly with the API scores.  Prices are also at a higher level, and those are less impacted by short sales and REOs countywide.  So it may be the result of multiple factors.  (95124 is about 2/3 of the Cambrian real estate market.)</p>

<p>Surprising, isn&#8217;t it, to see how differently these two San Jose zip codes are behaving from each other?</p>

<p>And again, really different trends on these neighboring zips, both in Cambrian!</p>
<p>Another anecdotal story to share: Recently I closed the sale on my listing at <a href="../beautiful-cambrian-home-large-lot-alta-vista-school-affordable-price/" target="_blank">5114 Nerissa Way in Cambrian</a> with Union Schools and Alta Vista in particular. We were listed at $579,000 and received 4 offers and sold at $585,000. Interestingly, we received 2 nearly identical &#8220;best&#8221; offers, both at $585,000. One was completely As Is and the other was <em>almost </em>As Is (they wanted a fumigation and pest clearance provided).  That is usually a pretty good affirmation of market value, and the property did appraise at the sales price.  The other two offers we got were <em>below</em> list price.  One was all cash and it was extremely low.  <a href="../cash-offers-buying-a-home-all-cash/" target="_blank">Buyers who are purchasing without financing sometimes misunderstand the type of discount that their all-cash status will get for them</a>, so sometimes the worst offers are all cash and that was the case this time.</p>

Because the city is small, with just about 4000 residents, there usually are few homes listed for sale or selling, and with small numbers we can get seeming volatility.  Here are the quick statistics for the closed sales in the last 4-7 weeks to give a sense of how things are going. Sales data for April comes from my <a href="http://popehandy.rereport.com/market_reports?formSubmit=1&amp;searchtype=search&amp;emailtype=search&amp;period=1&amp;report_description=Santa+Clara+County%2C+All+Cities%2C+All+Neighborhoods&amp;area=15&amp;proptype=1&amp;cities=2423&amp;yearmonth=&amp;locations=&amp;get_report.x=43&amp;get_report.y=11" target="_blank">Monte Sereno Real Estate Report </a> and data for the last 30 days comes from me via the MLS (I crunched them this morning).</p>
<p>Median sales price of houses sold in Monte Sereno in April was $1,415,000.  For the last 30 days, it was $2,169,857.</p>
<p>Average Days on Market of houses sold in April was 97.  But for the last 30 days, it&#8217;s 78.</p>
<p>The sales price to list price ratio in April was 95%.  The last 30 days it&#8217;s up to 97%.</p>
<p>The market is better all around for home sales in Monte Sereno than it was just a couple of months ago. Next, let&#8217;s look at the live charts from Altos to see how active listings reflect the market as seen from viewing the solds.</p>
<h3>Live Altos Charts for the Monte Sereno Real Estate Market</h3>
<p>The median list price of all homes listed on the MLS in Monte Sereno and in San Jose &#8211; an interesting comparison!  San Jose has far fewer dips and jumps than Monte Sereno&#8230;.Good improvement showing recently, though.</p>

<h3>About Monte Sereno, CA</h3>
<p>Monte Sereno is a lscenic, upscale residential community of about 4000 people. It&#8217;s located adjacent to the town of Los Gatos and the city of Saratoga, California. There are <strong><em>no businesses in Monte Sereno</em></strong> &#8211; just Daves Avenue School, homes, the post office, and the city office building along Highway 9.  It is semi-rural. Some folks mistakenly think that whatever is happening in Los Gatos with the housing market is also reflective of the Monte Sereno real estate market. They are <em>sometimes </em>quite different, particularly as prices are higher in Monte Sereno and about 1/3 of Los Gatos is served by the Campbell or Union School Districts (while only a <em>tiny sliver</em> of MS is in those districts). <h3>Monte Sereno Real Estate</h3>
<p>With very few exceptions, Monte Sereno consists of houses and estates or luxury homes (there are a few townhouses). Most lots are larger, usually at least a quarter acre lot.  One neighborhood enjoys a shared stable and horseback riding trails (those homes are on about 1/2 acre lots). As of this writing, properties currently available (listed on our MLS) range from about $1,300,000 to more than $5,000,000.  This can vary tremendously.  A move-in ready house will not likely be found in Monte Sereno for less than one million dollars.  (Last year a fixer on a busy road did sell for $750,000, though.) It is not uncommon to spend upwards of $1.5 million in home buying there.</p>

		<description><![CDATA[Exercise caution when viewing or showing homes for sale]]></description>
			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/exercise-caution-when-viewing-or-showing-homes-for-sale/caution/" rel="attachment wp-att-5584"><img class="alignright size-full wp-image-5584" title="Caution" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2012/04/caution.png" alt="Caution" width="83" height="114" /></a>Real estate professionals are becoming increasingly aware of the need for caution in their line of work.  It is good for our Silicon Valley buyers and sellers to be aware of some of these issues, since it may not be obvious to everyone:</p>
<ol>
<li><strong>Don&#8217;t have your first meeting with a stranger at a home for sale, <em>especially if it&#8217;s vacant</em></strong>.  It is best for consumers and Realtors to initially meet in a public place, such as the realty office or a coffee house, and for others to know where you are during that meeting.</li>
<p>  <BR></p>
<li>For sellers who are marketing their home for sale without professional representation, <strong>be very careful about showing your property to people who call you from an ad or otherwise learn that your home is for sale</strong>. A few years back, an elderly woman showing her condo as a &#8220;for sale by owner&#8221; was attacked and killed in her northwest home by a pretend buyer.  (Real estate licensees know that agents are murdered around the country when alone or sometimes even in pairs, but home buyers and sellers are not usually aware of this risk to our safety.)  Homes which are shown by real estate licensees will usually be on a lock box &#8211; you can be gone when the home is shown, and each agent who accesses the key using the box will have his or her information recorded.  Safety is greatly increased. (I have looked but cannot find the link to that story about the older home seller. If any of my readers remember the city or town and can share that info, I&#8217;d be most grateful. I think it was in the greater Seattle area where that crime happened.)</li>
<p><BR></p>
<li>Similarly, if you have listed your San Jose area home for sale with a broker or agent,<strong> buyers should come to view your house through the proper channels</strong> (i.e., during an open house or with their agent, who called ahead of time).  <strong>Do not open your door and allow entry in by people who simply &#8220;pop by&#8221; when they saw the sign</strong>, whether they are buyers or agents.  If agents, they can pull up your property&#8217;s information on the MLS, call and make an appointment.  If you have a lock box, you can perhaps let them enter if the agent is willing to use his or her display key to open the lock box &#8211; officially recording the visit with the agent&#8217;s ID now known.</li>
<p><BR></p>
<li><strong>For buyers who see signs on properties: do not presume that the house is empty and that you can peer into windows or walk around into the back yard of the house</strong>. (I have seen people do this and it is creepy at best.)  You don&#8217;t know the situation &#8211; the house could be for sale but not viewable.  Some homes are offered with the instructions that the home can only be seen once an offer is accepted (&#8220;write offer subject to inspection&#8221;).  The home could be tenant occupied.  A resident could be ill.  Children could be in the house and if they look up and see a stranger at the window it will scare them badly. Don&#8217;t do it.  (Most buyers won&#8217;t do this, but I have seen it often enough that it warrants saying.) If you need more information, call your own agent to pull it up.  If you aren&#8217;t working with a Realtor, call the listing agent. In all cases, don&#8217;t go onto the property except to grab a flier from the box on the sign post.</li>
<p><BR></p>
<li><strong>When entering a home that you have scheduled to see, be cautious and enter slowly to avoid surprising anyone or being surprised yourself</strong>.  Sometimes sellers forget that you&#8217;re coming, have the time mixed up, or someone in the house failed to tell someone else about the appointment.  When I go into a property with my clients or alone, while previewing, I do so slowly.  First I knock and/or ring the doorbell.  I wait. Sometimes people are in the bathroom, have stepped into the yard or can&#8217;t respond fast.  Give it a minute.  Then I&#8217;ll use the lockbox, and while opening the door and stepping in I&#8217;ll call out loudly, &#8220;hello! Real estate!&#8221; so that anyone in the far reaches of the house can hear me.This is where you&#8217;re most likely to encounter a surprise &#8211; when you first enter the home.  I&#8217;ve seen just about everything, including unclothed people running for cover, couples who were occupied with each other (they knew we were coming right at that moment!), all kinds of things.  Once I had a small child with a baby snake come running at me, pushing his pet into my face.  (Good thing I like animals and didn&#8217;t freak out.)   Sometimes sellers are home but don&#8217;t answer the door, so as you go through the house you may find them. (I hate that!  They should at least hollar for us to use the lock box.)  I&#8217;ve stumbled onto sellers sleeping on a couch, showering (we leave fast) etc.  It&#8217;s not good to either suprise sellers <em>or</em> to have them surprise you!</li>
<p><BR></p>
<li><strong>Be cautious when trying to locate the correct house, especially in the foothills or mountains where it can be hard to find some addresses due to private roads, unmarked houses etc.</strong>  Once I went down the wrong driveway and had a man emerge from his house holding a rifle.  Another time I went down a wrong driveway &#8211; should have been the one next door &#8211; and the owner drove up behind me and blocked me in such that I had no exit, came over and started hollaring at me in  a very threatening way.  Turns out I needed to be at his sister&#8217;s house next door, but the homes were not well marked and I simply had the wrong leg of the road.  He apologised but it was harrowing.  Both of those experiences have made me appreciate cell phones and GPS (both happened in the early to mid 90s). (The listings agents for these homes should have directional arrows and alert the neighbors about properties for sale nearby.)</li>
</ol>
<p>It&#8217;s very important, when buying or selling homes, to keep your wits about you.  Crazy things can happen so pay attention and follow some basic rules of caution for your safety and that of those around you.</p>

		<description><![CDATA[Valuation: Price Per Square Foot is only Part of the Answer]]></description>
			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/?attachment_id=5570" rel="attachment wp-att-5570" class="broken_link"><img class="alignright  wp-image-5570" style="margin: 1px 5px;" title="Price Per Square Foot Valuation Mistake" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2012/04/Price-Per-Square-Foot-Mistake.jpg" alt="Price Per Square Foot Valuation Mistake" width="338" height="225" /></a>One of the mental traps I see that can foul up real estate expectations across Silicon Valley is the over emphasis placed on &#8220;<strong>price per square foot</strong>&#8220;. Here&#8217;s where the internet can seriously mislead people into thinking they understand home values more than they do, resulting in botched negotiations, frustration and disappointment. So let&#8217;s talk about it.</p>
<p>As<strong><em> one factor</em></strong> among many, it&#8217;s completely fair to include the price per SF when trying to determine what a home&#8217;s <a href="http://sanjoserealestatelosgatoshomes.com/whats-my-silicon-valley-home-worth-estimating-the-probable-buyers-value/" target="_blank">probable market value</a> ought to be. (Remember, too, that a house, condo or townhouse isn&#8217;t worth one exact number, but a range &#8211; because the terms involved also impact the sales price.)  Although price per square foot is<em> one way</em> of finding approximate value, often is not the best, especially if you use it alone, because there are other factors besides the square footage of the house.  Here are some of the other factors that can mess up that valuation based on price per SF alone:</p>
<ul>
<li>precise location (view, proximity to something undesireable)</li>
<li>lot size</li>
<li>lot shape &amp; access (flag lots may sell for less than homes directly on the street)</li>
<li>whether the house is below or above grade/street level (most people don&#8217;t prefer being down from the street)</li>
<li>back yard size</li>
<li>amount of remodeling (and how recently it happened, whether with permits/finals)</li>
<li>care for the home</li>
<li>additons vs original square footage<span id="more-3869"></span></li>
<li>whether the street is a good one or full of parked cars &amp; RVs</li>
<li>sale type &#8211; regular vs distressed</li>
<li>landscaping (especially &#8220;hardscaping&#8221; &#8211; patios, pools, summer kitchens etc.)</li>
<li>amount of down payment</li>
<li>whether it&#8217;s all cash, conventional financing or if the seller carries a note</li>
<li>whether there were <a href="http://sanjoserealestatelosgatoshomes.com/summary-of-tips-for-multiple-offer-situations-silicon-valley-real-estate-contracts/" target="_blank">multiple offers</a> soon after it hit the market or if it was one offer after languishing for weeks or months</li>
</ul>
<p>The variance from &#8220;all original&#8221; to &#8220;all remodeled&#8221; alone can swing value 10% &#8211; 20% in the San Jose area.  Add to that other factors and the divergence in value can be much, much greater.</p>
<p>Additionally, <strong><em>smaller homes tend to sell for more on a per square footage basis than larger houses.</em></strong> The reason why is that kitchens and bathrooms are the most expensive rooms, but often there is just 1 kitchen and a similar number of baths with smaller vs larger homes.  Even if the properties are comparable in many ways, a 10% difference in square footage can make the price per SF very wrong.</p>
<h3>What about new construction?</h3>
<p>In a tract neighborhood of NEW HOMES, if the locations are similar and finishes are similar (no upgrades), there&#8217;s a better shot of the price per SF being useful information. Many new homes, though, offer a completed home with basic finishes, and the buyer must opt for upgrades such as adding a fireplace with custom mantle to the family room or master bedroom, better appliances or counter tops to kitchen and baths, etc.  Further, some new homes have basements and it&#8217;s possible that they may not be included in the square footage &#8211; and yet, of course, they may have immense value!</p>
<p>So even with tract homes, there are lots of caveats.  Additionally, the older a home gets, the less likely this approach is to be accurate because some owners will remodel their home every 10-15 years and others won&#8217;t do a thing, not even basic maintenance, and the home will be &#8220;tired&#8221;( at best) very soon.</p>
<h3>Online and automatic valuations</h3>
<p>Often when home buyers look at <em>Silicon Valley properties for sale</em> they compare the list prices via <strong>online valuations</strong>.    The difficulty is that <strong>the &#8220;auto-comp&#8221; figures are often wrong </strong>because they are based primarily, if not exclusively, on the &#8220;<em><strong>price per square foot</strong></em>&#8221; of the house&#8217;s listing. The online valuations often pick the middle of the viable range between &#8220;total fixer, probably needs to be demo&#8217;d&#8221; to &#8220;completely remodeled or brand new home&#8221;.  Most of the time, the &#8220;range&#8221; is about 10 &#8211; 15% from fixer to fixed, so most of the time, the online valuation will be right in the middle with a 5% swing either way. But some of these sites (if you read their disclaimers) say that they are within 80% of market value most of the time.  That&#8217;s not too accurate.</p>
<p>Let&#8217;s use round numbers to make this easy.  Let&#8217;s say that the online real estate pricing says that a home is probably worth $1 million dollars.  It might be that the<em> actual pricing range</em> goes anywhere from $900,000 to $1,100,000, but the virtual pricing tools don&#8217;t know if the home is next to high voltage lines, a busy road, is in the lesser school district, is remodeled or what.  Or, conversely, if it&#8217;s a short sale, has been a rental property that got totally trashed, or has terrible terrible neighbors in the immediate vicinity who have garage sales on a weekly basis and need safari gear to get through their front yard.  The true market value could be 5-10% higher or lower. It just depends.</p>
<p>So please <em>take these things with a grain of salt</em>.  If you look at the online pricing and decide it&#8217;s correct but the house you&#8217;re buying is in a lesser location or in worse condition, you&#8217;ll overpay.  And if it&#8217;s better, you&#8217;ll be too low and will wreck your odds of succeeding.  Don&#8217;t forget to include<strong> market heat</strong> when trying to determine the likely selling price of the home you want. If similar homes are getting multiple offers and selling 5% or more over list, then the sale from 3 months ago is only old news, not today&#8217;s prices. In those cases, if you only rely on comps, you will find that you miss the mark every time.  Home buyers who lowball their offers in a rapidly appreciating market will find that an expensive mistake to make, with the biggest risk being that they could even <a href="http://sanjoserealestatelosgatoshomes.com/getting-priced-out-of-the-market-when-housing-prices-rise-rapidly/" target="_blank">price themselves out of the market</a> entirely.</p>
<p>My suggestion is to hire a good Realtor who can assist you with <a href="http://sanjoserealestatelosgatoshomes.com/silicon-valley-real-estate-tip-pinpoint-the-pricing-beware-common-buyer-mistakes-fears/" target="_blank">pinpointing the pricing</a>, whether you are buying or selling, so that you can negotiate competitively and get the best deal you can for your home.   I don&#8217;t mean buyers hiring the listing agent, either.  When you do that, the agent also represents the seller and may be inclined to fight just for the other side &#8211; or for the highest price. Get your own real estate sales person who&#8217;s in your corner, helping you to evaluate properties and market value, and who will provide you good counsel all the way through the shopping, contract writing, negotiations, inspections, closing and beyond. There&#8217;s no reason to go it alone, and in fact doing so could cost you more in the long run.</p>

<p>Today we&#8217;ll look at the monthly sales numbers for Saratoga, CA 95070 and also view <em>live charts</em> reflecting homes listed for sale on the MLS. Both houses and condos/townhomes will be considered as will varying price quartiles via the live charts.</p>
<p><em><strong>Monthly Real Estate Update for Saratoga &#8211; prices of houses rising:</strong></em></p>
<p>As with much of the &#8220;west valley&#8221;, the Saratoga, CA real estate market is a seller&#8217;s market, but it does not appear quite so overheated as neighboring &#8211; and far more affordable &#8211; <a href="http://sanjoserealestatelosgatoshomes.com/category/neighborhoods/cupertino-neighborhoods/" target="_blank">Cupertino</a> right now. Unlike many other areas, though, inventory is a little looser and is up month over month (which is seasonally expected) and year over year (not a seasonal issue, of course). </p>

<p>The median sales price, which is the number indicating that half of the homes sold for more and half less than this number, has risen almost 8% from a year ago.  This implies that more expensive homes are selling &#8211; and possibly that home values are rising too. The average is also up about the same amount year over year.</p>

<h3>Median List Prices of Saratoga Homes for Sale</h3>
<p>First, a graph displaying the overview of <strong>the median list prices</strong> for condominiums and single family homes in Saratoga &#8211; all price quartiles combined:</p>

<p>In general, the seller&#8217;s market is showing itself for houses in the fact that list prices are rising.  Not so with condo and townhouse pricing. That&#8217;s a much cooler market.<!--more--></p>
<p>Next, the median list prices for single family homes with a<strong> breakdown by price quartile</strong>. (Please note that the info would be even more precise if broken down by school district, but this particular program doesn&#8217;t yet filter by schools.)</p>

<p>In most price points, the list prices are now rising slightly, but most of all in entry level homes. In the last few months we&#8217;ve seen the high end home sales start to pick up in Saratoga, with a good run up in late 2010 before sliding earlier.  Starting to improve now, though.</p>
<p>And now, list price of condos by price quartiles.</p>

<p>Interestingly, the condo market is not enjoying at all the decent seller&#8217;s market seen among houses in this city.  Every price point appears to be suffering, but the high end most of all.</p>
<h3>Inventory of both houses &amp; condos in Saratoga</h3>

<p>It&#8217;s <strong>seasonally typical</strong> to have more inventory in summer than other times of the year. Going back a few more years (see below), please note where the peaks are found &#8211; always sometime in summer. (Single family homes only.)</p>

<h3>Average Days on Market for Saratoga Homes for Sale</h3>

<p>Houses by quartile is not much different &#8211; DOM was rising across all price points and has been since August until spring, when the bottom and two quartiles (blue and green) reversed the trend. These are the &#8220;hotter&#8221;or improving segments of the market right now.</p>

<p>It is strangely disjointed in the Saratoga Condo market, though. I can&#8217;t explain why this had been so &#8220;all over the board&#8221; based on just this data. But since August, all four groups appear to be following the same general trend.</p>

<p>My suspicion is that the homes with the better schools are faring the best, but that&#8217;s just a hunch based on how well homes usually sell &#8211; it&#8217;s not provable with this info at hand.</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/multiple-offers-are-very-common-right-now-in-silicon-valley/be-prepared-for-mult-offers/" rel="attachment wp-att-5250"><img class="alignright size-full wp-image-5250" style="margin: 2px 5px;" title="Be prepared for multiple offers in Silicon Valley real estate now" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2012/02/Be-prepared-for-mult-offers.jpg" alt="Be prepared for multiple offers in Silicon Valley real estate now" width="242" height="132" /></a>A Silicon Valley home seller&#8217;s joy and buyer&#8217;s nightmare, <a href="http://sanjoserealestatelosgatoshomes.com/summary-of-tips-for-multiple-offer-situations-silicon-valley-real-estate-contracts/" target="_blank">multiple offers</a> are back and exceedingly common in San Jose and nearby areas right now.  It has been true for many months that the most affordable houses in Santa Clara County, especially those under $450,000, are often selling with several purchase contracts on them (about 25% of which are investors, and many of those are &#8220;<a href="http://sanjoserealestatelosgatoshomes.com/cash-offers-buying-a-home-all-cash/" target="_blank">all cash</a>&#8220;).  One Sereno Group real estate agent shared that their client was up against a whopping 37 other offers last week for a house in the entry level pricing tier!</p>
<p>What&#8217;s new, then? The price points.  Today we are experiencing the same situation in homes between $1 million and $2 million (though fewer offers) and sometimes higher still.  A few days ago I was involved with bids on a Saratoga house priced a little under $2,000,000 and it ended up getting 5 offers.  This wasn&#8217;t a turnkey property with a Section 1 pest clearance, but rather a nice house with &#8220;good bones&#8221; that needed work.</p>
<h3>Why are we seeing so many multiple offers, and in such a broad range of pricing, in Silicon Valley?</h3>
<p>Feeding the frenzy are the low, rock bottom interest rates (for most real estate consumers in lower or mid range pricing), lower home prices than a year ago &#8211; resulting in increased demand &#8211; combined with a dire <a href="http://sanjoserealestatelosgatoshomes.com/why-is-it-so-hard-to-buy-silicon-valley-real-estate-right-now/" target="_blank">shortage of inventory</a>, or lack of supply. (Some sellers are waiting until later this year, when they think that they can make more from the sale of their home, too.)  If that weren&#8217;t enough, we have money pouring into the valley due to the initial public offerings of companies like Zynga in Los Gatos and LinkedIn and Google in Mountain View plus Facebook in Menlo Park.  And don&#8217;t forget Apple, in Cupertino, which is now trading at over $500 per share!  Even for companies which are either not yet public or there&#8217;s a waiting period for selling stock, there are means of cashing out some value via private exchanges or borrowing on options.  Some tell me that this has been the case for a year!<span id="more-5249"></span></p>
<p>These high tech giants are fueling more than just the luxury market in Mountain View or Palo Alto.  Much of Silicon Valley is feeling the impact as some workers may be commuting from Willow Glen, Blossom Valley, Cambrian or elsewhere.   Also, newer employees may have smaller bonuses or gains &#8211; just enough to get them into an FHA mortgage with a low down payment.  Where do you see those white, unmarked Google commuter buses? Or the silver ones from Apple?  Where you see them, there&#8217;s an impact underway!</p>
<p>The good news is that all of this infusion of cash is good for our local economy.  It&#8217;s a little tough on home buyers, or even people looking for rental homes, right now.  It will<em> likely improve</em> as the year goes on because<strong> inventory normally rises with the peak being somewhere in the summer most years</strong>.  No guarantee &#8211; sometimes it doesn&#8217;t behave &#8220;as usual&#8221;. Inventory has been down quite a bit over recent years, so much that the 4th quarter of 2011 for houses in Santa Clara County was off 43% from the same quarter 3 years prior. On a monthly basis, Jan 2012 was off 30% from January 2010. Please see trends below for last 2 years &#8211; typically, inventory does rise beginning in January or February.  In 2010 the rise was very dramatic but in 2011 it felt like nothing happened at all, the increase of homes for sale was so slight!</p>

<p>The new year has started out with a tremendous shortage of inventory.  There is pent up demand for people to be moving so I would expect it to burst through at some point &#8211; hopefully not to the extreme where it again pushes prices back down.</p>

			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/why-is-it-so-hard-to-buy-silicon-valley-real-estate-right-now/severe-inventory-shortage/" rel="attachment wp-att-5234"><img class="alignright size-full wp-image-5234" title="Severe inventory shortage" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2012/02/Severe-inventory-shortage.jpg" alt="Severe inventory shortage" width="228" height="205" /></a>Right now I&#8217;m working with a number of very frustrated home buyers.  <a href="http://popehandy.rereport.com/market_reports" target="_blank">Silicon Valley real estate inventory</a> is painfully low, and in the lower price ranges especially, that means <a href="http://sanjoserealestatelosgatoshomes.com/summary-of-tips-for-multiple-offer-situations-silicon-valley-real-estate-contracts/" target="_blank">multiple offers</a> are fairly common.  <a href="http://sanjoserealestatelosgatoshomes.com/the-challenge-of-being-an-fha-home-buyer-in-a-sellers-market/" target="_blank">FHA home buyers</a>, in particular, are getting out bid and out negotiated by <a href="http://sanjoserealestatelosgatoshomes.com/cash-offers-buying-a-home-all-cash/" target="_blank">all cash buyers</a>, many of whom are investors.</p>
<p><strong>How low is the inventory?</strong>  Let&#8217;s have a look at January&#8217;s inventory for houses &amp; duet homes (&#8220;class 1&#8243; or single family homes) over the last ten years in Santa Clara County (San Jose, Los Gatos, Campbell, etc.):</p>

<p><strong>The average January inventory of available houses over the last 10 years is 2,636</strong>.  At 1,382, January 2012&#8242;s available inventory of houses for sale in the San Jose area was just <strong>52% of normal</strong>.  <span id="more-5229"></span>It&#8217;s not really much different now, in early February (just did a quick check on the MLS and it&#8217;s  1509 houses now &#8211; 630 have sold &amp; closed in the last 30 days so that&#8217;s 2.4 months of inventory &#8211; a hot seller&#8217;s market).  This is what constitutes a <strong><em>very severe inventory shortage</em></strong>.</p>
<p>Demand hasn&#8217;t slackened, but supply has.  You know what that means &#8211; it will push prices up, it will make buyers crazy feeling.</p>
<h3>Why is inventory so low?</h3>
<p>A common question is this: why is inventory so low?  I believe that there are a few drivers.  First, many home owners who would like to move really need more equity to do so.  They are waiting for the market to recover.  Some may be waiting for prices to return to their previous highs (they could be waiting awhile). Others just need a little more to make the move possible at all.</p>
<p>Many owners of higher priced homes are holding on until the second half of 2012, when it is expected that there will be more people with buying power due to recent and upcoming IPOs.  Economists are now predicting a bit of a frenzy the second half of this year with prices in more expensive homes getting pushed up due to competition from employees of various high tech firms.  Smart buyers are trying to get in before that hits &#8211; a real challenge given the inventory situation.</p>
<h3>Reality check: not every house is selling!</h3>
<p><strong><a href="http://sanjoserealestatelosgatoshomes.com/why-is-it-so-hard-to-buy-silicon-valley-real-estate-right-now/buyers-love-perfect-houses/" rel="attachment wp-att-5233"><img class="alignleft size-full wp-image-5233" style="margin: 2px 5px;" title="Buyers love perfect houses" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2012/02/Buyers-love-perfect-houses.jpg" alt="Buyers love perfect houses" width="228" height="205" /></a>The <em>best</em> properties</strong> <strong>are selling well</strong> &#8211; those which are newer or nicely remodeled, in turn key condition, easy to see, great marketing with multiple photos, appropriate MLS exposure and priced aggressively.  <em>This is what every buyer wants</em>, <em>the perfect house</em>.  Most of my clients tell me that they are willing to replace carpet and repaint, but they don&#8217;t want to do anything big, such as kitchen or bathroom remodels, removing a pool, foundation or drainage repairs, etc.  No one does!</p>
<p>One of the easiest ways of improving your odds on being able to purchase a house is to move away from the new or fully remodeled vision of your ideal house.  Lower your budget a little, decide to prefer homes that have been sitting on the market not due to location issues, but rather to pricing or condition issues &#8211; both of which can be fixed.</p>
<p><strong>For instance, many home buyers will take a pass on properties which have a pool in the backyard. </strong> A few months back, I did some research and found that <a href="http://sanjoserealestatelosgatoshomes.com/pools-saleabilityand-resale-value-in-silicon-valley/" target="_blank">houses with pools are harder to sell right now</a>.  Appraisers count a pool as an improvement, but many consumers view it as a liability &#8211; an ongoing monthly expense to heat and maintain and a risk if there are small children.  Many think that it will be overwhelmingly difficult to remove and relandscape a pool, so will not even consider writing an offer if the property includes an in ground pool.</p>
<p>Truth is, it&#8217;s not that hard to hire a company to redo a backyard; it is not invasive the way a kitchen remodel is.  You could have it done before even moving in!  The cost varies on whether you want the pool fully removed or partially as well as how to relandscape afterwards.  I have seen bids for pool demolition work under $10,000 (relandscaping extra) with more bids between $10,000 and $25,000.  Lawn and sprinklers are not so expensive to add!</p>
<p>The pool issue is just one example &#8211; there are many other properties for sale which are passed over due to the condition not being ideal.  Remodeling can feel a little scary but when inventory is so tight, it can be the ticket to home ownership.</p>
<p>Likewise with<strong> over priced properties</strong>.  Although most homes sell within a couple of percent of list price, there are exceptions.  Sometimes real estate is badly overpriced, and in those cases you may get a seller to agree to a larger price reduction &#8211; 10% may even fly.  (This is unusual, I would note. Usually if a house is not worth within 5% of list price, the seller is unreasonable and won&#8217;t accept an offer which is less. But sometimes it can work.)</p>
<p>Here&#8217;s to the over priced ugly duckling.  It could be your best friend when inventory is rock bottom!</p>

The schools are good, the crime is low, and the commute is not too bad. For people <strong>relocating to Santa Clara County</strong>, this is a place to know about since <em>quality education</em> and <em>affordability</em> are often high priorities!</p>
<p>What&#8217;s the compromise for the more reasonable prices of homes for sale? Well, Cambrian doesn&#8217;t have an interesting, upscale downtown area like Campbell, Los Gatos, Saratoga, or Willow Glen.</p>
<p>But it does have <em>tons of shopping</em> &amp; restaurants and even a Farmer&#8217;s Market. It also enjoys a top notch hospital (Good Samaritan) and plenty of parks as well as a fantastic rec center with a large park adjacent to it, the <strong><em><a href="http://www.sanjoseca.gov/prns/communitycenters/camden/" target="_blank">Camden Community Center</a></em></strong>, which has tons of programs (including an after school program for youth), classes, and a fabulous pool.  (My family and I lived in Cambrian in the &#8220;Cambrian Gardens&#8221; neighborhood for 10 years and loved it &#8211; our kids made great use of the community center too.)</p>
<p>Altogether, there are about 75,000 to 80,000 residents in Cambrian, spread throughout the three zip codes of 95124, 95118 and a little tiny bit of 95008.</p>
<p>If there is a &#8220;central Cambrian Park&#8221;, it would have to be near the original Cambrian Park Shopping Center, which was the first actual mall in San Jose! That area is sometimes known as <strong>Cambrian Village</strong>.  People sometimes use the three names interchangeably: Cambrian, Cambrian Park, Cambrian Village.:</p>

<p><span id="more-128"></span><strong>Cambrian Park</strong> is a west side suburban area, part of the city of <strong>San Jose</strong> for the most part (there are a few county pockets, a bit now covered by Campbell, though), which is located adjacent to Campbell, Los Gatos, Almaden Valley, Blossom Valley and Willow Glen.</p>
<p>The <strong><em>Cambrian Park boundaries</em></strong> are, approximately, Foxworthy Avenue, Bascom Avenue, Carlton Avenue, Blossom Hill Road (except for a jut up in the Vista Loop area), Camden Avenue, the Guadalupe Creek (between Coleman Ave and Blossom Hill Rd.) and Almaden Expressway. There are many many zigs and zags, especially with the Los Gatos border, but I sketched out the approximate boundaries so that readers could get a rough idea of the area we call Cambrian Park &#8211; see the map above.</p>
<h2>What are the schools in Cambrian?</h2>
<p>Cambrian is served by 3 elementary school districts: The Union School District (in the area closest to Los Gatos), the Cambrian School District (the part to the north, closer to Campbell) and San Jose Unified School District (covering most of the 95118 section).   High Schools are served by Campbell Union High School District if the homes are in the Union or Cambrian schools area, or San Jose Unified in the rest of Cambrian. (Some school districts are elementary and middle only, with a separate high school district.  Others are &#8220;unified&#8221;, covering K &#8211; 12.)</p>
<p>The newest <strong><a href="http://api.cde.ca.gov/Acnt2011/2011GrthAPICo.aspx?cYear=2010-11&amp;cSelect=43,SANTA,CLARA" target="_blank">API scores </a></strong>for Santa Clara County&#8217;s public schools have been released as of Nov 29, 2011.  If you are unfamiliar with how API scores work, it&#8217;s on a scale of 1 to 1000.  The target number for the county is 800, so anything higher is considered good.  Getting close to or over 900 is rare and is the mark of an exceptionally excellent school.</p>
<p>Cambrian came out even stronger than in years past, particularly in the Union School District, where 5 out of 6 elementary schools were in the 900s and the other 1 school was at 878.</p>
<p>The middle schools in the Union area of Cambrian Park also scored high in 2010, with Dartmouth at 900 and Union Middle at 881. For some reason there are NO scores for 2011.</p>
<p>In the Cambrian School District there are 4 grammar schools, 3 of which slipped from the previous year and 1 of which went up.  Bagby was at 905 this time and the rest were in the 8s. Price Charter Middle School held steady at 864.</p>
<p>The high schools in this region (the Campbell Union HSD) all went up from the previous year, but only one of them, Leigh, is over 800 (Leigh has a strong 822 API).</p>

<p>The Cambrian elementary schools covered by the <strong>San Jose Unified School District</strong> are:<br />
Almaden Elementary (782 API), Hacienda Science/Environmental Magnet Elementary (872) , and Reed Elementary (844).  The middle schools in Cambrian or covering Cambrian for the SJUSD are Castillero (795, slipped a little from the previous year &#8211; this school is in Almaden Valley) and John Muir (782).  The map of this district is not very helpful &#8211; cannot seem to zoom in:<br />

<h2>The History of Cambrian, via the Cambrian Community Council</h2>
<p>A friend &amp; past client of mine (who purchased a home with me in Cambrian) very kindly told me about a wonderful article on the history of the Cambrian area which can be found on the <strong><em><a href="http://cambriancommunitycouncil.com/">Cambrian Community Council</a></em></strong> website.</p>
<h3>Cambrian Area: It was always about the schools!</h3>
<p>As with many parts of California, interestingly, the name itself goes back to the naming of a school (Cambria being another name for Wales).  This happened in the mid to late 1800s. The details of the founding of the Union School District and the Cambrian School District are shared there, too. It&#8217;s funny to think that more than a century later, the high quality schools in this San Jose neighborhood are still of prime importance and a main driver in home values.</p>
<h3>Where was Cambrian originally?</h3>
<p>The article further explains that the Cambrian area was an<em> enormous stretch of land</em>, and that Cambrian Park is within that general area (as is &#8220;Cambrian Village&#8221;, found at the crossroads of Union and Camden Avenues in San Jose).  The boundaries got defined differently at various points in time, and at times has included part of Los Gatos. (I read elsewhere that Cambrian was said to extend as far as Dry Creek Road at one point.) Some areas that were originally Cambrian are now part of Willow Glen or part of Campbell. Our local Realtor MLS defines the area as going roughly from about Foxworthy to the north to Blossom Hill in the south, Almaden Expressway to the east and Bascom Avenue to the west. (It touches Los Gatos, Almaden Valley, Willow Glen, and Campbell.)</p>

<p>With the price quartile, it&#8217;s clear that while the various price points behave a little differently from one another, some have more exaggerated gains or losses.  The top tier of pricing seems to have suffered the most with the declines, while the most affordable homes seem to have been impacted the least.</p>

<p>How long do houses stay on the market in the 95129 zip code?  Average Days on Market for all price quartiles combined, going back several years &#8211; you can see it&#8217;s all over the board.  Please notice the recent downward tick &#8211; I attribute this to the lack of inventory we&#8217;re now seeing.  I suspect it will continue to go down quite sharply unless we see a very large influx of homes for sale.</p>

<p>In many communities such as Saratoga, Los Gatos, Los Altos, Willow Glen, Campbell and Palo Alto, there is a high premium placed on homes which are close to the downtown area.  Many real estate agents advertise these as &#8220;<em><strong>walk to town</strong></em>&#8221; but the idea is simple: it&#8217;s nearby, you can stroll, skate, ride or bike, wheel yourself and forget the car.<br />
<a href="http://sanjoserealestatelosgatoshomes.com/saratoga-village-downtown-saratoga-ca/" target="_blank"><br />
Downtown Saratoga, also called Saratoga Village</a>, welcomes residents and visitors to a charming, scenic area with fabulous shops, spas, wine tasting venues, restaurants and more.  This part of the city boasts top scoring schools as well as lovely older and historic buildings and a gorgeous park alongside Saratoga Creek. Whether you spend an afternoon or a lifetime in Saratoga, this part of town will call you back again and again!</p>
<h3>What do you need to know about buying a house, townhouse or condo in downtown Saratoga?</h3>
<p>There are a few points which you are well served to know when purchasing residential real estate in this upscale community. We&#8217;ll touch on a few of them here: historic homes, traffic &amp; noise, natural hazards, parking, and special issues with condos, townhouses and PUDs (planned unit developments).</p>
<p>First, <em><strong>this downtown Saratoga Village zone is historic</strong></em>; while not every property is deemed historic, many are and that means that there will be restrictions on remodeling and expansion of single family homes or houses. For instance, original glass in windows may need to remain if you&#8217;ve got a Victorian house dating from the 1890s, and expansions may need to be off the back of the home so that the facade keeps its initial look and feel (just examples).  This can be frustrating if you buy a luxury home that &#8220;needs work&#8221; and you are surprised later. If the house was built before 1950 or so, double check the rules!<span id="more-5135"></span></p>
<p>Second,<strong><em> traffic and noise can be an issue</em></strong> and vary from day to day as well as from one time of day to another; there are a variety of traffic related concerns.  <strong>Big Basin Way is an alternate route to Highway 17</strong> for access to Skyline Boulevard and the coast.  Cars and motorcycles may be thick on Saratoga Avenue, Saratoga-Sunnyvale Road and Saratoga-Los Gatos Road when the weather is good.  <strong>Motorcycles can be especially loud</strong> when large groups go on a road trip together!  Of course there will be extra cars when a concert is featured at The Mountain Winery (off Big Basin Way) or Montalvo (off Saratoga-Los Gatos Road).  If you have a serene view property it might surprise you how much motorcycle noise can carry &#8211; so be sure to visit the property on a warm weekend afternoon or two to check it out.</p>
<p>Additionally, because Big Basin is an alternate route to Highway 17, it can also get a lot of traffic if there&#8217;s a problem on 17 in winter due to weather such as with downed trees, mudslides, car accidents with severe backups, etc. So when weather is good and when weather is bad, Big Basin and nearby roads can get very congested and move slowly.</p>
<p><strong>Commuters who live in the mountains as well as others choke Saratoga Avenue at rush hour</strong>.  This is slowed further by having to pass two schools (Sacred Heart and St. Andrews) before getting to Highway 85.  Saratoga Avenue has just one lane in each direction through the historic zone, but after the freeway it&#8217;s much better.  (Saratoga-Sunnyvale isn&#8217;t bad as there are 2 lanes but remember to slow down at Saratoga High &#8211; the road is wide so the temptation is to go too fast.)</p>
<p><strong>Natural hazards: </strong> Depending on the location of the home in relation to the village, you could be in a wildland fire zone, in an unstable soils zone, a seismic zone or other &#8220;natural hazard&#8221; areas.  Also, if you are closer in to the hills or near a creek (and there are 2 in downtown Saratoga), there will of course be an<em><strong> increased contact with wild life</strong></em>, such as deer &#8211; but potentially also mountain lions, bobcats, racoons, possum, skunks, etc.  Most people love seeing the deer but others find it upsetting that their beloved garden is viewed as a buffet!</p>
<p>Finally, as with many downtown areas, parking can be a little tricky at times.  Valet parking can be a big help but no matter what, do pay attention to how long you&#8217;re in a spot and what the limit is &#8211; it can be expensive if you forget!</p>
<h3>Are there special issues with Condos, Townhomes or PUDs in downtown Saratoga, CA?</h3>
<p>In some cases, yes, PUDs, condominiums and townhouse communities may have special issues due to any of the items listed above.  In 2010 I had a great listing at <a href="http://sanjoserealestatelosgatoshomes.com/saratoga-oaks-townhouse-community-near-downtown-saratoga-village/" target="_blank">Saratoga Oaks</a>, a lovely and luxurious townhouse resort community.  Because of their proximity to the hills, the home owner&#8217;s association had <strong>earthquake insurance</strong> and that was quite costly.  The HOA dues covered not just the multiple pools, tennis courts, pool house, roads etc. but also fairly expensive blanket and earthquake  insurance as well. (That listing of mine on <a href="http://sanjoserealestatelosgatoshomes.com/inviting-saratoga-townhome-end-unit-close-to-the-village/" target="_blank">Placida Court is sold and closed</a> but you can check the photos out here to get an idea of the area.)</p>
<p>A problem throughout Silicon Valley is condo, PUD and townhouse <strong><em>home owners defaulting on their monthly dues</em></strong> (and any special assessments).  Whenever you purchase one of these types of homes it is very important to know how financially sound the community is.  If there are many defaults, it is possible that the reserve account will run too low, resulting in either deferred maintenance, raised dues or special assessments  for those who <em>are</em> paying.  (With a short sale, some of the owed monies may be forgiven, and with a foreclosure there may be no recouping of debts owed at all.)</p>
<p><strong>There are very few distressed sales in Saratoga, relative to the rest of Silicon Valley, so this risk should be lower in downtown Saratoga or anywhere in that city, but do check the situation out so that yo aren&#8217;t later handed a big bill to pay! </strong> Here are a couple of related articles that you might find helpful:</p>

<p>What&#8217;s going on?</p>
<p>In earlier articles we&#8217;ve discussed the need for a buyer broker agreement (verbal at the least, but possibly in writing) and why you, as a buyer, ought to have your own representation at the negotiation table.  (If you missed these, see the links under &#8220;related reading&#8221; below.)   Today I want to dispel the myth that the listing agent is required to open up and show condos or houses for sale to anyone who calls and requests seeing them and explain why that&#8217;s the case.</p>
<h3>Showings of homes for sale are determined by the listing agreement or contract between the home seller, the listing agent or Realtor and the broker</h3>
<p>The most important thing for buyers to understand is that the accessibility of the home for viewings depends upon the agreement, verbally or in writing, between the owner of the property and the agent/brokerage hired to market, negotiate, and sell the real estate.   It&#8217;s not an &#8220;on demand&#8221; situation where an interested buyer can insist on seeing the property as desired. Here are some of the expected scenarios and reasons why showings are somewhat restricted most of the time:<span id="more-5077"></span></p>
<ul>
<li>Some properties are <a href="http://sanjoserealestatelosgatoshomes.com/selling-a-tenant-occupied-home-in-silicon-valley/" target="_blank">tenant occupied</a> and it may be the case that you cannot even see the house or condo until after your offer is accepted. Most often it will be challenging to see homes with renters in them, but it is possible, usually, to see them prior to purchasing. (This is less true with duplexes, triplexes and four plexes. Apartment buildings are always sold &#8220;subject to inspection&#8221;.)</li>
<li>Other times there may be a restriction such as 24 or 48 hours notice required for showings when homes are owner occupied.</li>
<li>Most of the time, the seller has requested that any private showings, by appointment, involve ONLY <strong><em>pre-approved buyers</em></strong>. The sellers don&#8217;t want to waste their time with tire-kickers.  They want serious buyers.</li>
<li>Most of the time, a seller will not want the listing agent to also represent the buyer and will expect serious home buyers to have a buyer&#8217;s agent.  <strong>If you are working with your own agent, that&#8217;s who should show the home to you. </strong> If you have your own buyer agent, he or she can see what is involved in showing the property to you by looking at the agent version of the MLS (which includes showing instruction information and restrictions)</li>
<li>Some sellers want open houses, some don&#8217;t.  For those <a href="http://sanjoserealestatelosgatoshomes.com/silicon-valley-holiday-home-selling-good-or-bad-idea/" target="_blank">selling a home during the holidays</a>, often the for sale sign and lock box are removed and it becomes harder to get into these properties.</li>
<li><strong><em>Safety is a HUGE concern</em></strong>, both for home owners selling on their own and for realty professionals. Each year, Realtors and other real estate professionals are injured or killed in their line of work. If this surprises you, ask yourself how smart is it to meet total strangers at an empty house? It&#8217;s not.  If you want the listing agent to show you the house, expect to be asked a lot of questions (are you preapproved? if so, with who? how can we verify that?) and usually expect to meet the agent at the office first. Many Realtors will ask to photo copy your driver&#8217;s license prior to taking you to the home &#8211; this is for personal safety reasons. We realize that you will feel uncomfortable but please remember that real estate is risky for us and we absolutely must be cautious.</li>
</ul>

		<title>Searching for distressed properties? Not all of them are for sale!</title>

		<description><![CDATA[Just because something is identified as a pre-foreclosure doesn't mean it is for sale or that if it later is, it will sell anywhere near the loan amount. ]]></description>
			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/searching-for-distressed-properties-not-all-of-them-are-for-sale/consider-this-4/" rel="attachment wp-att-4813"><img class="alignright size-full wp-image-4813" title="Consider this" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/10/Consider-this.png" alt="Consider this" width="168" height="54" /></a>This week I was emailed about a home mentioned on Trulia which seemed &#8220;too good to be true&#8221;.  It was a distressed property and the reader thought it was for sale for about $650,000 but it is in an extremely upscale suburb on the Peninsula and she could not find the home for sale on our MLS.  She didn&#8217;t want to pay to find out if this was a hoax or what, so she asked me to please have a look.</p>
<p>I clicked on her link and saw that it was a feed into Trulia from one of the companies which provides foreclosure information to consumers by paid subscription.  No where did it say the home was for sale, but instead it indicated that $650,000 was the home owner&#8217;s loan amount &#8211; and that the property had a <strong><em>Notice of Default</em></strong> filed against it.  The house wasn&#8217;t worth anywhere near $650,000, of course &#8211; instead it&#8217;s valued at more than $2,000,000.  (So this would <a href="http://sanjoserealestatelosgatoshomes.com/underwater-and-worsening-but-dont-qualify-for-a-loan-mod-or-short-sale/" target="_blank">NOT be a short sale</a> &#8211; there&#8217;s tons of equity in this property.)</p>
<p>Some consumers think that if a home has a NOD, it is for sale.  That is simply not true.  Many homeowners (including some of my clients) have at times missed a payment and then found themselves scrambling a little to get caught up.  It&#8217;s not easy but it can and does happen sometimes.<span id="more-4810"></span></p>
<p>Now imagine yourself as that homeowner with a Silicon Valley house you love but that you&#8217;ve had some trouble with late, partial or missed mortgage payments.  You are trying to keep your house but someone comes to your front door and thinks your home can be bought for the amount of the loan or the delinquencies or both.  I&#8217;ve seen million dollar homes in Los Gatos with a very small second loan, such as $20,000, that went into default. You&#8217;d be seriously misguided to think that homeowner will part with a $1 million home for the $20,000 that is owed.  Just because the seller is behind doesn&#8217;t make the seller stupid!</p>
<p>Some of these sites which sell foreclosure info to consumers do both them and the home owner a great disservice by implying that condos, townhouses and houses which are in pre-foreclosure are available for purchase.  If the owner wants to sell, the property will be listed for sale with a real estate agent or broker, or <em>at the very least</em> there will be a for sale by owner ad found on Craigslist or a sign on the front yard.  Show up on that struggling owner&#8217;s front porch and ask to buy the house at a crazy low price and you&#8217;re just throwing salt on the wound. Don&#8217;t do it.</p>

		<description><![CDATA[Selling your home in rainy weather - a few tips.]]></description>
			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p><a href="http://sanjoserealestatelosgatoshomes.com/selling-your-home-in-rainy-weather/welcome/" rel="attachment wp-att-4723"><img class="alignright size-full wp-image-4723" style="margin: 2px 6px;" title="Welcome" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/10/Welcome.jpg" alt="Welcome" width="300" height="180" /></a>Our fall weather here in Silicon Valley is acting like spring weather &#8211; bouncing back and forth between warm, dry days and cold, wet ones.  Should this impact the way you present your home to the real estate market if it&#8217;s for sale?  <em>Absolutely</em>.</p>
<p>If you want to make the best impression on potential home buyers, your house, townhouse or condo needs to be inviting no matter what the weather may be doing.  In the heat of summer, sellers are tempted to close up all the curtains to keep out the sun and heat &#8211; it&#8217;s a mistake because buyers typically don&#8217;t respond well to dark, cave like homes.  The wet weather brings different challenges that also must be handled appropriately if you are to snag that best buyer!  Here are a few tips to make your listing the one that appeals to Silicon Valley home buyers who come out to see it:</p>
<ol>
<li>Make sure that your downspouts are <em>directing rain water away from your house</em> or any structures (often 6&#8242; or more is suggested); it is imperative that there be no &#8220;pooling&#8221; of water, especially near the home &#8211; this will cause buyers to worry about water in the crawl space and what it may be doing (foundation cracks, mold, etc.)</li>
<li>Trim bushes and vegetation back from walkways and sidewalks.  When it&#8217;s wet outside, these lovely bunches of greenery collect water and as visitors go past them, they can spill water onto the passers by. Not pleasant.  Look at your sidewalks, driveway, and walkway and make sure that wet bushes and branches won&#8217;t be hitting anyone coming up to your front door.</li>
<li>If your gutters leak, they&#8217;ll be noticed and will indicate that your property hasn&#8217;t been properly maintained, so repair or replace them.</li>
<li>Indoors, keep the heat on if the temperature would be below the comfortable range &#8211; cold buyers don&#8217;t linger, and buyers who don&#8217;t linger don&#8217;t buy! I suggest at least 66-67 degrees.<span id="more-4721"></span></li>
<li>Open up the curtains and turn the lights on.  Cloudy, rainy weather can make any house look dark and you want to chase the darkness away with good lighting and access to natural light.</li>
<li>Many home buyers will want to remove their shoes if it&#8217;s wet out. If you can provide a bench on the front porch or entryway, that would be very welcoming.</li>
<li>Keep the air fresh. In the damp days, we sometimes keep homes a little too closed up and that can be unappealing. Baking cookies or bread can help, but there are other things that work too, such as fresh flowers.  I don&#8217;t recommend scented candles or sprays since these often make buyers wonder what you&#8217;re hiding.  It&#8217;s a matter of degree &#8211; you want to make the air pleasant without overwhelming visitors.</li>
</ol>
<p>When home buyers and their real estate agents venture out on a rainy, wet day to see properties in San Jose, Los Gatos, or anywhere in the Bay Area, you know that they are serious and highly motivated.  It may seem like a hassle to take these extra steps for showings of your house or condominium, but it&#8217;s well worth it because these are exactly the home buyers you&#8217;d like to impress.</p>

		<description><![CDATA[Can a real estate agent help you to buy a foreclosure?]]></description>
			<content:encoded><![CDATA[<!-- Start Shareaholic LikeButtonSetTop Automatic --><!-- End Shareaholic LikeButtonSetTop Automatic --><p>Frequently I&#8217;m asked if I (or another real estate licensee or agent) can <a href="http://www.realtown.com/LiveInLosGatos/blog/los-gatos-homes/can-a-real-estate-agent-help-you-to-buy-a-distressed-home-or-pre-foreclosure-in-los-gatos" target="_blank">help a consumer to purchase a foreclosure</a>.  There are some nuances to this answer, but in short, <em>it depends</em>.</p>
<p>There are several stages in the foreclosure related sales in California.  Often, homes somewhere in this quagmire are listed on our Silicon Valley area MLS or multiple listing service.  <strong></strong>If a property is listed in the MLS, then yes, we Realtors can help home buyers with a distressed sale purchase.</p>
<ol>
<li><strong>Pre-foreclosure</strong> (where payments have been missed and a <em>Notice of Default</em> or NOD has been filed &#8211; often, but not always, these homes are on the market and included in the MLS.  If they&#8217;re in the MLS, I can help.  Often these are <strong><em><a title="What is a Short Sale, and Who Qualifies For One?" href="http://sanjoserealestatelosgatoshomes.com/what-is-a-short-sale-and-who-qualifies-for-one/" target="_blank">short sales</a></em></strong> (but short sales are not always in pre-foreclosure &#8211; they may not have missed any payments).</li>
<li><strong>Trustee&#8217;s sale</strong>, or actual foreclosure on the courthouse steps.  No role for a real estate agent here.  There are some big caveats and warnings! First,  often what&#8217;s owed against the home is more than it&#8217;s worth and the only way to purchase a home here is to pay off all the debts (so it may not be much of a deal!).  Second, if you buy here, you get NO inspection contingency and must pay cash for the house.  End of story &#8211; no backing out.  Worse, you cannot inspect it ahead of time!</li>
<li><strong>Bank owned or REO</strong>.  These are usually listed on the MLS and if so, I can help you with it.  Sometimes banks hold onto them between the trustee&#8217;s sale and prior to listing them with a broker.  Often this is only for a month or two but sometimes it&#8217;s longer.  If it&#8217;s not on the MLS, it&#8217;s very very hard, or maybe impossible, to buy it.</li>
</ol>
<p><a href="http://sanjoserealestatelosgatoshomes.com/can-a-real-estate-agent-help-you-to-buy-a-foreclosure/consider-this-3/" rel="attachment wp-att-4520"><img class="alignleft size-full wp-image-4520" style="margin: 2px 5px;" title="Consider this" src="http://sanjoserealestatelosgatoshomes.com/wp-content/uploads/2011/08/Consider-this.png" alt="" width="168" height="54" /></a>While it&#8217;s not hard to locate homes where owners have missed some payments, it should not be assumed that these houses are either for sale or that the owners have <em>any intention of selling</em> them.  In my opinion, it would be harassment if consumers showed up on their doorsteps trying to purchase a house where a payment has been missed.  Most, maybe all, of the residents there would be offended.  They may be trying to get a loan modification (a friend of mine got one approved last week!) or have family &amp; friends helping them to get back on track. If it is not listed in the MLS (which you can find at www.MLSListings.com &#8211; the public portal of our agent multiple listing service), the odds are overwhelmingly against it being available to you.</p>
