Working With a New or Experienced Real Estate Agent? Some Things You Should Know!

Some tips on hiring a good real estate professional to assist you in Silicon Valley

New real estate licensees dont come with a warning label. Theres no magnetic sticker on their cars, like there are with folks doing drivers ed. About half the agents selling real estate in Silicon Valley have been licensed less than five years. And half the licensees sold no homes last year.

Realtor logoHow will you know if your potential listing agent or buyers agent is an inexperienced (if well intentioned) newbie? If you ask, will you get a truthful answer? A straight answer? If you ask how long, you may get a vague response like, ˜dont ask! or ˜seems like forever!

  • The California Department of Real Estate Public Licensee Lookup will give you the agents license history. Dont guess how long he or she has been in the business. Find out.
  • This, of course, wont tell you how many homes he or she has actually sold. So ask for references and ask to view the homes sold on the web (agents can provide a printout with their names on it which indicate homes where they represented seller, buyer, or both)

Realtors (licensees who are members of the national, state, and local Board of Realtors) promise to abide by a code of ethics. A real estate licencee is not held to the same standard. So please start by making sure that whomever you hire is a Realtor. (Perhaps 1/3 are not.)

Here are some sites where you can see if your agent is also a Realtor:

  1. There are two local ˜boards of Realtors, Your agent may belong to one or both of them
    1.  SILVAR, The Silicon Valley Association of Realtors
    2.  SCCAOR, The Santa Clara County Association of Realtors
  2. The CAR, California Association of Realtors ˜Member Lookup page
  3. The NAR, National Association of Realtors, ˜Find a Realtor page

Many homeowners and homebuyers are under the false impression that all new agents are closely monitored, so it doesnt really matter if their agent is new or experienced. But it does matter. In fact, while the broker must review each purchase agreement, its only after the fact that this happens. The broker only looks at the contract to buy or sell a home AFTER it has been ratified by buyer and seller. How much help is that??

Some companies do a tremendous amount of training before they allow new agents to really work independently, having a ˜boot camp type training or closely monitored mentoring program. But others simply hire new licensees and turn them loose. The new agents literally dont know what they dont know. Only after a few difficult transactions will they understand the value of experience. But you dont want them to learn on you!

When you hire an agent to help you buy or sell a home here in Silicon Valley, do your research. Ask a lot of questions. View information online. And Google the agents name! That will help you get a sense of presence in the real estate community too. Ask for references. Making a good choice in hiring a real estate professional is perhaps the most important decision you will make in the entire process of buying or selling a home. Take your time and be through!

I saw a link to this blog from an email I received on RealTalk, from Frances Flynn Thorsen.  I also took the No Blogger Left Behind program, recently.


I am a realtor in Bucks County, in Pennsylvania, and based on your blogs and websites, if I ever run into anyone moving to your area, I would not consider referring anyone else but you.


Your blogs are amazing!  I was also really impressed with your Number1Agent site.  I have had a Number1Agent site for years, but from a visual perspective, I think yours is the best I have seen.


In terms of your blogs, did you have help putting them together?  It looks as though you used the 1Parkplace for the most recent blog.  Just out of curiosity, why did you decide to use that platform.  My current blog is with RealTown, but the look and feel of the Valley of Hearts Delight, is stunning. 


I am relatively new to blogging, although some of my site statistics amaze me, in terms of the number of views that it gets.  I am struggling with trying to move my blog to another level, both visually and with content, as well.


You have done an amazing job?

Cyndee - many thanks!  Ines (and Laurie Manny) was influential in my deciding to have RSS Pieces (and 1ParkPlace) host this blog.


Martin - thank you for the nice comments. With the Real Town blogs (and now even with Active Rain), you can customize the look and feel by designing your own header. Im not that high-tech, so got my teenage son do to it for me. Apparently its not as hard as it might seem. 

I am actually going to kill the Number 1 Expert site and redirect that url (www.ValleyOfHeartsDelight.com) here. Number 1 Expert or Best Image has some neat features, but in my experience, its extremely expensive at $60 per week. A year or two ago, I was getting leads from the site and the net result was that it paid for itself. But not in the last year. I get tons and tons of spam and not much else. Die, site, die¦.

Why put my blogging efforts on an RSS Pieces and 1 Park Place Platform? Thats a good question. Its not cheap either, so I will tell you that there are lower cost and free alternatives like Real Town and Active Rain. I was very impressed with what Laurie Manny and Ines Hegedus-Garcia were doing with their sites (http://www.longbeachrealestatehome.com/ and http://www.miamism.com/). They are both very busy with clients as a result of their blogs, Additionally, the RSS Pieces sites are really designed to take the place of a full website. So I saw that I could discontinue a non-productive site and do this instead.
